Standard Forms Updates July 1, 2024

The NVAR Board of Directors has approved new forms changes, as proposed by the NVAR Standard Forms Committee and drafted after months of outreach to and feedback from NVAR members, affiliates, attorneys, brokers, and Strategic Partners. The changes will be effective on July 1, 2024.

Legal Reminder: Airport Impact Overlay District

Thanks to REALTOR® advocacy, a new law was passed in Virginia, effective on July 1, 2024, prohibiting localities from establishing or enforcing mandatory disclosure requirements in real estate transactions. Thus, if you have a transaction in Loudoun County, you are no longer required to provide the AIOD disclosure as of July 1, 2024. NVAR will be sunsetting Form K1402 to reflect the new law.

Changes to the Resale Disclosure Act for HOAs and Condos - Buyer Cancellation Rights

On July 1, 2023, the new Virginia Resale Disclosure Act, Virginia Code §55.1-2307, et seq. (“RDA”) went into effect, combining the resale package provisions of the Virginia Property Owners’ Association Act (“POAA”) and the Virginia Condominium Act (“Condo Act”).
