How to Get Your DC Real Estate License through Reciprocity
To begin the reciprocity process for DC, REALTORS® must:
- Take the 3-hour DC Fair Housing Course and 3-hour DC Property Management Course
- Obtain an original DPOR Certificate of Licensure
- Take the DC state portion of the Salesperson or Broker Exam
A Real Estate Salesperson or Brokers'
Certification of Licensure is a document that proves the agent is licensed to perform real estate business in their state. The Real Estate Board of the Department of Professional and Occupational Regulation (DPOR) will license real estate salespersons, brokers, and firms who have completed and passed a written exam, which allows them to represent others in property transactions. A Certification of Licensure is needed if the agent or broker is interested in taking an exam for a real estate license in a state with reciprocity.
Broker Reciprocity
To gain reciprocity as a broker, you must:
- Obtain two (2) years’ experience as a licensed salesperson. The active license must immediately precede the application date.
- Complete a 3-hour DC Real Estate Commission (DCREC) approved Fair Housing course and a 3-hour DCREC approved 3-hour Property Management course.
- Obtain a passing score on the state (DC) portion of the Broker Exam. For additional information on the exam, refer to the “Real Estate License Examination Candidate Information Bulletin” on the DCREC website.
- After passing the required examination, apply for an Independent Broker’s license with the required fees within six (6) months of passing the examination.
- Obtain an original letter of license certification from your original jurisdiction. The certification letter has to be dated within 90 days and contain the official seal. Pocket cards and license copies are not accepted.
Salesperson Reciprocity
To gain reciprocity as a salesperson, you must:
- Complete a 3-hour DCREC approved Fair Housing course and a 3-hour DCREC approved 3-hour Property Management course.
- Obtain a passing score on the state (DC) portion of the Salesperson exam. For additional information on the exam, refer to the “Real Estate License Examination Candidate Information Bulletin” on the DREC website.
- After passing the required examination, apply for a salesperson’s license with the required fees within six (6) months of passing the examination.
- Obtain an original letter of license certification from your original jurisdiction. The certification letter has to be dated within 90 days and contain the official seal. Pocket cards and license copies are not accepted.
- Obtain the Property Management Continuing Education Certificate
Examination

- Select Government/State Licensing Agencies
- Select District of Columbia exams
- Select Account for the type of licensing exam that you are seeking
