Contracts (1-hour)

Emphasizing the critical blanks that need to be addressed in every residential real estate contract. Discusses the impact on the settlement process due to failure to complete all blanks. Discussing the importance of each section being included in a contract. Explaining how detailed knowledge of the standard contract provisions, including those required by statute, will answer questions for clients

FIRPTA (Foreign Sellers) (1-hour)

As we know, RE agents are the “face” of the transaction. The one person every customer expects to have ALL the answers. A settlement can easily be derailed by finding out the week of closing that one or more of the owners is a foreign national with no green card to work in the U.S. The IRS has specific rules, and penalties that attach to the purchaser if the transaction is not properly reported. Knowledge is power. Learn about this common issue in Virginia transactions.
