January 2012 Regional Home Sales Report - Northern Virginia

The Northern Virginia Association of Realtors® reports on January 2012 home sales activity for Fairfax and Arlington counties, the cities of Alexandria, Fairfax and Falls Church and the towns of Vienna, Herndon and Clifton.

A total of 902 homes sold in January 2012, a 2.28 percent decrease below January 2011 home sales of 923.

Active listings decreased by about 15 percent from last year, with 3,009 active listings in January, compared with 3,525 homes available in January 2011. The average days on market (DOM) for homes in January 2012 increased by about 3 percent to 80 days, compared with 78 days in January 2011.
 
Sales prices rose slightly compared with those realized last year. The average sales price in January increased by about 2 percent from January 2011, to $456,538, compared with last January’s average of $448,615.
 
The median price of homes sold in Northern Virginia also rose in January to $380,000, which is an increase of about 3 percent compared with January 2011’s median price of $370,000.

The number of new pending home sales in Northern Virginia in January showed a decrease of 2.53 percent at 1,424 compared to 1,461 new contracts pending in January 2011.


The data that we use to calculate our NVAR market statistics reports come from RBIntel, a subsidiary of MRIS. Recently, RBIntel changed the method used to calculate certain data points. Using these revised calculations will result in changes to our reports from prior years. 

All of our reports from 2011 going forward are created using the new calculations. Our 2011 reports, which include 2010 data, do include numbers calculated using the new RBIntel methods.
